Mortgage Broker Licensed in Georgia

Georgia requires a licensed attorney to conduct your closing. Not to review the documents — to run it. If you're coming from a title-company state, that means a different hire, a different timeline, and a lender who has to have the file ready on the attorney's calendar rather than the other way around. Working with a broker who compares lenders matters more here than it does in a flexible state, because when one lender can't hold the date, I can move the file instead of asking you to renegotiate the contract.

Georgia programs I can place

Georgia Dream, administered by the Department of Community Affairs, is the state's first-time buyer program, and it pairs a first mortgage with down payment assistance. The assistance comes in tiers — there's a standard amount and larger amounts for buyers in certain public service occupations and for households that include a family member with a disability. "First-time buyer" is also defined more generously than the phrase suggests, and it typically covers people who haven't owned in the past three years.


Whether Georgia Dream beats a conventional loan depends on your numbers. Assistance is priced in, so I'll run the comparison rather than assume.


Tier amounts and eligibility change with funding, so I confirm current terms with DCA before we build a strategy around it.

How closing works in Georgia

An attorney conducts the closing. You'll generally select one early, often on your agent's recommendation, and their office handles title examination, document preparation, and the closing itself.


Georgia also uses a security deed rather than a mortgage — a title-theory instrument that functions the same way from your side but is a different document, and there's an intangible recording tax assessed on it at closing. That's a line item buyers from other states haven't budgeted for.


The thing to actually plan around is the calendar. Attorney closing schedules are a real constraint, and a lender that needs an extra week to clear a condition can cost you your date rather than just annoying you. That's why lender selection at the front of a Georgia file is worth more than the last eighth of a point.

What I see most in this market

Competing with cash in metro Atlanta.

Institutional and build-to-rent buyers are active enough in parts of the metro that financed retail offers are regularly up against cash. The answer isn't to give up on financing — it's to be genuinely underwritten before you offer, so your pre-approval is a credit decision rather than a soft check. That shortens your contingency period and it's the difference between a competitive offer and a hopeful one.

The metro is not one market.

In-town, the northern suburbs, and the exurbs price and appraise very differently, and lender comfort varies with them. What works for a Decatur bungalow is not what works for forty minutes past the perimeter.

Outside Atlanta.

Savannah brings historic housing stock and flood zone questions, both of which narrow the lender field. Columbus brings a heavy VA loan volume around Fort Moore. North Georgia brings second homes and acreage, where some lenders simply won't lend past a certain lot size.

Financing options in Alabama

Primary residence purchases start with homebuyers. Metro Atlanta rentals and small multifamily are investment property, underwritten on the property's numbers as much as yours. Above four units or mixed-use, it becomes commercial financing, which is a different process entirely.

Yes. Attorney-conducted closings are required. You choose which attorney, and it's worth choosing early.


Georgia's equivalent of a mortgage instrument. Functionally the same for you as a borrower; it just means the paperwork and the recording tax look different than what you may have seen elsewhere.
