Eleven states, one person. The property's location determines which license applies — not where you live — so if you're in Ohio buying in Florida, we're fine.

How multi-state licensing actually works.

Mortgage licensing is state-by-state, and it follows the property. If you live in Georgia and you're buying a rental in Tennessee, what matters is that I'm licensed in Tennessee. Same if you're relocating — I can start your pre-approval before you've moved.


Each state also runs its own housing finance agency, with its own down payment assistance and first-time buyer programs. Those differ meaningfully from one state to the next, which is why each state below has its own page.

Yes. Mortgage licensing follows the property, not the borrower. If the home you're financing is in a state where I'm licensed, your own address doesn't matter.


Yes, and it's usually smart to start early. As long as I'm licensed where you're buying, we can begin pre-approval before you've moved or found a house.


Federal programs like FHA, VA, USDA, and conventional work the same everywhere, though loan limits vary by county. State-level down payment assistance and first-time buyer programs differ substantially — each state runs its own, with its own income limits and purchase price caps.


Usually not. Most states allow remote online notarization or a mail-away closing, though a few require an attorney to be present. I'll tell you which applies before you're planning travel.
